I don't really know how September is already here, but here we are!

Buying and selling at the same time in Nanaimo, and they wanted it handled over Christmas.

They found the house December 20. They had been looking for a place they could all live in together, and there it was, five days before Christmas.
But she still owned a house here in town, and that house was the whole deal. The purchase only worked if it sold. So the real question was never whether we could buy it, it was how well and how quickly her own home could sell.
She didn't want to sit with that through the holidays. So we worked.
Priced her home on the 20th, before a single offer went in on the new place, because you can't write an offer that hangs on a number you haven't figured out yet. Walked her house room by room that same afternoon and made the list. Booked photography and video that week, since marketing books about two weeks out and nobody's shooting on December 27.
Offer written the 29th, subject to the sale of hers. Accepted the 30th.
Her home was live on the MLSยฎ January 12. The buyers were from out of town, so I walked them through on video. Offer January 25.
She spent Christmas knowing the plan instead of worrying about it, and that was the part she actually wanted.
If you're selling to buy this year, message me before you list. The first week decides most of it.
