If you are considering moving to Vancouver Island, you have probably heard people talk about Qualicum Beach. It is often described as a slice of paradise, and after selling real estate here for the past five years, I can tell you firsthand that the hype is real.
People who visit the area almost always want to move here. The draw is undeniable: low-bank waterfront beaches, a welcoming community, and a lifestyle that revolves around the outdoors. Whether you are looking to retire, downsize from a larger city like Vancouver or Toronto, or simply find a slower pace of life, living in Qualicum Beach offers something truly special.
In this guide, I am going to break down exactly what it is like to live here, from the best local coffee shops and golf courses to the real estate market and the incredible community that makes this town feel like home.

The Qualicum Beach Lifestyle: What to Expect

One of the things that surprises people most when they move to Qualicum Beach is how quickly they find like-minded people. This is a community of individuals who moved here specifically to take advantage of the lifestyle.
Qualicum Beach has a smaller-town feel compared to neighbouring Parksville. While Parksville has a larger population and more large-scale events, Qualicum Beach is perfect if you want a quieter, highly walkable village core.
A perfect day here starts with a slow morning walk along the four kilometres of white sandy beach. You will take in the clean ocean air and likely spot bald eagles or the Black Brant geese that migrate through the area. From the beach promenade, it is an easy stroll right into the village core.
The downtown area is full of small-town spirit, featuring boutique shops, local art galleries, and fantastic places to grab breakfast. I love taking clients to French Press Coffee Roasters for an Americano (they roast their own beans, and I always bring a five-pound bag of their dark roast home) or stopping by the Qualicum Beach Bakery and Cafe for their incredible baked goods. If you want a classic, hearty breakfast, Gary's Bistro is a local institution.

Outdoor Adventures: Golf, Trails, and Fishing

If you love the outdoors, you will never run out of things to do in Qualicum Beach.

Golfing in Qualicum Beach

Golf is a major draw for residents. Qualicum Beach Memorial Golf Course is a scenic 9-hole seaside course located right in the middle of town, offering stunning views of Mount Arrowsmith and the Georgia Strait.
For a full 18-hole experience, Pheasant Glen Golf Resort is fantastic. The views and the quality of the course make every round enjoyable. The staff maintains the fairways and bunkers beautifully, and the course offers a variety of challenges. I have had several clients become members here and completely immerse themselves in the golfing community.

Walking and Biking Trails

Beyond the beach, the Heritage Forest is a must-visit. This 50-acre property features old-growth trees that are 500 to 800 years old. The wood-chip trails are peaceful, and some are wheelchair-friendly with hard-packed gravel.
Another incredible spot is Milner Gardens, a 70-acre woodland and garden run entirely by volunteers. It features rare enormous rhododendrons, native plants, and the Camellia Tea Room located inside the historic Milner house, where Princess Diana visited.
For those looking for something more active, the local mountain biking scene is excellent. The Arrowsmith Cycling Club maintains fantastic trail networks nearby, including Cook Creek and Hammerfest.

Boating and Fishing

Living on the coast means getting out on the water. Most locals launch their boats from French Creek Harbour, just south of Qualicum Beach. It is a well-maintained facility with a fuel dock, large loading dock, and plenty of parking.
Qualicum Beach is known for its Chinook and Coho salmon fishing. The summer season, particularly from mid-July through the first week of September, is the best time to catch large Chinook. I fish out front of Qualicum Beach and French Creek often in the summer. We also love taking the boat over to Lasqueti Island, Texada Island, or anchoring up in Tribune Bay at Hornby Island.
If you are new to fishing here, my best advice is to arrive early for parking in the summer and ask the locals at the harbour what lures and gear are working best. The fishing community here is incredibly friendly and always willing to share tips.

Dining and Local Gems

When it comes to dining, Qualicum Beach punches above its weight.
For lunch or dinner with a view, The Shady Rest Waterfront Pub and Restaurant is unbeatable. You are right beside the water with beautiful views of the Georgia Strait, Lasqueti Island, and Texada Island.
Another favourite is the Qualicum Beach Cafe. They serve amazing seafood and West Coast-inspired dishes. It gets busy in the summer, so making a reservation is always a good idea.
If you want to experience the local culture, you have to visit the Qualicum Beach Farmers Market. It runs every Saturday year-round from 8:30 AM to noon. You will find local vendors selling fresh produce, baked goods, and local art. It is a staple of the community and definitely worth a stop.

Finding Your Community: The Newcomers Club

One of the biggest hesitations people have about moving to a smaller town is wondering how they will meet people. This is where the Qualicum Beach Area Newcomers Club comes in.
I have helped many clients relocate here, and joining the Newcomers Club is always my top recommendation. It is a fantastic way to get introduced to all the activities the area has to offer and meet lifelong friends. The club organizes everything from hiking and kayaking to camping trips around Vancouver Island.
Community integration is a huge part of moving to Qualicum Beach. Everyone here is friendly and like-minded, and getting involved in group activities is the best way to settle in.

The Qualicum Beach Real Estate Market

The real estate market in Qualicum Beach is diverse, catering primarily to retirees, downsizers, and those looking for second homes.

Condos

The condo market offers everything from affordable one- and two-bedroom units to luxury ocean-view properties. Prices currently range from roughly $365,000 to $995,000, with buildings dating from the 1980s to brand-new construction. If you are bringing pets, always make sure to have your real estate aget check the strata bylaws carefully.

Townhouses

There are fantastic townhouse options available, including new builds and patio homes. Many of these offer single-level rancher living, and some stratas even accommodate RV parking, which is perfect for the island lifestyle.

Single-Family Detached Homes

Single-family homes are always hitting the market, ranging from acreages to ocean-view properties. Because development permits can take longer in a smaller community, new builds are less common. If you find a home you like, it is important to act quickly.
A neighbourhood that my clients consistently love is Eaglecrest. This area features rancher-style homes with garages, built around a permanently closed golf course that now serves as a fantastic network of walking trails. It is also within walking distance to the beach.
Another exciting option is the new development near the golf course, The Villas at Pheasant Glen, which offers cart-friendly convenience and resort-style living.

Is Qualicum Beach Right for You?

If you are on the fence about moving to Qualicum Beach, my best advice is to come and explore the village. Link up with a local Realtor, tour some housing options, grab a coffee at French Press, and eat the local seafood.
If you are still unsure, consider renting an Airbnb for a few months. I have had many clients from Alberta and Ontario do exactly this to get a better understanding of the community before deciding to buy.
The only potential drawback to consider is healthcare access. While there is an urgent care centre in Parksville, securing a family physician can be challenging, and those needing daily hospital access might need to look closer to Nanaimo or Comox.
However, for those who make the move, the consensus is almost always the same: they love the people, the community, and the lifestyle. They are so happy with their choice that they often end up convincing their friends and family to move up here, too.
